Project Feasibility
Our goal is to place in the client's hand as much reliable and accurate information as possible concerning demographics, architecture, program philosophy and financial forecasting. We will draw conclusions from this information and support them factually. The body of this work will serve as a substantial evaluation and justification tool for the client, lenders, investors, boards of directors, and other decision makers.

Design/Development Team Creation
Membership typically includes the owner, architect, an interior designer, and Merrimac. In non-profit structures this group is often expanded to include director(s) via designated representatives. This team serves throughout the project and addresses the details of building design, features, amenities, quality and type of materials and equipment, finishes, furnishings, space names, numbering and signage, as well as a myriad of additional details.

Design/Development Team Coordination
This phase begins with in-depth meetings to make necessary decisions sufficient to "turn loose" the architect. Effective coordination is critical. Merrimac can and will handle calls from prospective providers associated with the industry, licensure issues, plus areas that sometime fall outside the scope of the architect's contract: landscaping, furniture, fixtures and equipment, nurse call, telephone systems and the like.

Finance
While Merrimac is not a broker of financial products, we have many relationships with entities that do lend to our industry. We have made referrals in the past and have provided our clients needed documentation to secure the financing they seek. We have worked on conventional, FHA, HUD, USDA, tax credit, and tax-exempt bond (rated and un-rated) projects.

Contractor/Construction Services
Doug Davis has joined the Merrimac Group team as head of Merrimac Senior Development, an organization dedicated to the consultation design, construction and licensing of client properties from start to finish.

Marketing Plan and Implementation
Merrimac views marketing as a function of community education, and we have much experience in this area. We set a goal for each new project to be at least 50% leased within 90 days of opening the community. With simple, direct appeals grounded in an educational process that explains all that can be attained by assisted living, this is a combination that works.

Program Development/Facility Opening
Merrimac assists in applying for all required licenses and certifications. We develop Policies and Procedures, create the Applications for Residency, Personal Care Disclosure Statements, and the Resident Agreement. Merrimac can also assist in conducting community education, conduct comparative pricing studies, interview candidates for management and other personnel positions, and provide required initial staff training and orientation.

Operations/Management Oversight or Direct Management The principal of Merrimac is a Nationally Certified Assisted Living Manager, as well as Manager as defined in the State of Texas. Merrimac is fully capable, therefore, to play an on-going management role, an oversight role and/or a support role to our projects.

Turnaround for Existing Assisted Living Communities
Merrimac has also been involved in some existing communities that for one reason or another have just not been successful in filling up. In some cases they have the wrong type license: Type A rather than Type B, either small or large. We have been able to correct that situation by applying for the Type B license either small or large, in order for them to keep the residents longer instead of having them move the residents to a more appropriate place. In some cases some modifications to the building have to be made in order to get the higher license, but we can advise what has to be done to accomplish the results. In still other cases it is just a matter of reviewing Policies and Procedures and making recommendations to improve the overall management of the community.

If needed, we can take the existing manager and help them get the training necessary to be successful in their community. We have established a Merrimac Network Group for all our managers so that they can share with each other any problems or situations that may arise either through daily operations or surveys from the state. We think they all feel more comfortable knowing they are not alone in this new world of Assisted Living. Once they have their community going successfully, they are great about sharing with others who may be new to the business.

Beyond
As the newsletters section of this site would suggest, Merrimac is also a group of operating centers, who contribute regularly to "spreading the word" about trends, regulatory changes, operating experiences and challenges, even recipes that make for happy residents. Merrimac's services are always available to the client before, during, and after development.
